The Jenesys building process: Who does what.

  1. Land
    • You find a lot.
  2. Design Customization
    • Some degree of customization will be neccessary even if you choose one of our standard designs. The customization process addresses the owner's requirements of the building as well as any site-specific issues such as orientation, lot-size, etc.
    • You enter into a project development agreement with Jenesys to customize your design. This will require a deposit of $1000.
    • Jenesys customizes the design to your requirements. The fee for this is $50/hr, which will be subtracted from your deposit. Any amount remaining will be applied to the package cost or returned to you should the project not proceed.
  3. Approvals and Pricing
    • If you decide to proceed, you will require working drawings to submit with your building permit application and to receive quotes from builders. Jenesys will provide these drawings within two weeks of your decision. The fee for working drawings will vary according to size, but will typically be in the range of $1,500 - $3,000.
      * Every jurisdiction has its own rules about building permits. In some cases the building inspector may require the drawings to be stamped by a local structural engineer. While it is the homeowner's responsibility to hire a local engineer in such cases, we will gladly put your engineer in touch with our engineer to facilitate the process.
    • Pricing
      • before proceeding you will want to have a clear idea of cost. The cost for your house will be the sum of the cost for the Jenesys shell and the fee charged by your builder for site preparation, shell assembly, and finishing.
    • If you are in one of our primary market areas we can provide names of, and request quotes from, our associate builders in your area.
    • You or your builder applies for permit.
  4. Production
    • When you have chosen your builder and received your building permit, you place an order for your Jenesys shell package.
      • Allow 8-10 weeks for delivery
      • Payment of 25% of total package cost is due before fabrication begins
    • Delivery and Receipt of Jenesys shell package
      • 40% of the total package cost is due on delivery of the package. Another 25% will be due within 30 days of delivery. The remaining 10% is due on completion of the building.
  5. Construction
    • Your builder prepares foundation and utility connections
    • Your builder assembles the Jenesys shell
      • The shell will consist of floor, wall and roof panels, trusses and beams, exterior doors and windows, interior walls and stairs. Depending on the package purchased, exterior siding, trim and roofing may also be included.
    • Finishing
      • Exterior finishing: your builder or a sub-contractor finishes roofing and siding, etc.
      • Interior finishing: your builder and/or a sub-contractor finishes electrical, plumbing, HVAC, drywall, flooring/carpets, kitchen installation, bathroom installation, etc.
  6. Project completion
    • Move in to your new home and open a bottle of champagne!
      (champagne not included in shell package)
